How does the commercial floor care process work?
Every floor surface has its own chemistry, wear characteristics, and maintenance requirements. A VCT tile corridor in a school hallway demands a completely different approach than a polished concrete lobby or a hardwood conference room. We manage each floor care project by first identifying the surface material, assessing its current condition, and then selecting the right combination of products, equipment, and techniques. That structured approach is what separates a floor that looks clean for a day from one that holds its finish for months.
Strip & Refinish (VCT/Vinyl)
Stripping removes all old finish coats down to the bare tile using a commercial stripping solution and a low-speed floor machine with aggressive pads. Once the tile is neutralized and dry, our team applies multiple coats of high-solids floor finish, allowing proper cure time between each coat. The result is a deep, uniform gloss that resists scuffing and makes daily mopping far more effective.
High-Speed Burnishing
Between full strip-and-refinish cycles, burnishing restores gloss and hardens the existing finish coat. We use high-speed burnishers with the appropriate pad grit to generate heat friction that levels the finish surface and brings back a consistent shine. For high-traffic facilities like schools and medical offices, regular burnishing on a scheduled rotation extends the life of each finish application significantly.
Concrete Sealing & Polishing
Polished concrete requires diamond polishing at progressively finer grits to achieve the desired sheen level. After grinding, a penetrating densifier is applied to harden the surface and reduce porosity. We then seal the concrete to protect against staining and moisture intrusion. For existing polished concrete floors, periodic repolishing and resealing keeps the surface performing without a full restoration.
Hardwood & LVP Maintenance
Hardwood and luxury vinyl plank floors require pH-neutral cleaners that protect the factory finish without leaving residue buildup. Our team manages recoating cycles based on traffic patterns, applying thin maintenance coats of compatible finish before wear reaches the wood or core layer. This approach avoids the cost and disruption of full sanding and refinishing, keeping floors protected year after year.
Stone & Tile Care
Natural stone surfaces like marble, granite, and travertine are porous and sensitive to acidic cleaners. We manage stone care using diamond honing pads and stone-specific sealers that protect without altering the material's natural appearance. For ceramic and porcelain tile, the focus shifts to grout line extraction and sealing, which prevents discoloration and keeps the entire floor surface looking uniform.
Ongoing Maintenance Programs
Reactive floor care, where you wait until floors look worn before calling for service, always costs more than a structured maintenance plan. We build recurring schedules that include interim cleaning, scrub-and-recoat cycles, and full restoration at planned intervals. Each program is built around your facility's traffic volume, floor types, and budget so that floors stay presentable without unexpected expenses.
Scheduled floor maintenance is one of the most cost-effective ways to protect a building's interior investment. Replacing flooring across a commercial facility is a major capital expense. Maintaining it properly pushes that replacement date years into the future. Why facilities trust Delta with their floors
Floor care requires the right equipment, the right products, and crews who know the difference. We bring all three.
Surface-Specific Methods
VCT, hardwood, concrete, stone, and LVP each require different products and techniques. We match the method to the material so you get results without damage.
Commercial-Grade Equipment
Our floor machines, burnishers, and extraction systems are built for large-scale commercial work, not residential equipment stretched beyond its limits.
Scheduled Maintenance Programs
Reactive floor care costs more than preventive maintenance. We build recurring schedules that keep floors looking sharp and extend their useful life.
