Commercial Carpet Cleaning
Delta Janitorial Systems provides commercial carpet cleaning across Dallas-Fort Worth using hot water extraction, encapsulation, and bonnet cleaning methods matched to your carpet type and traffic patterns. Regular professional carpet care extends carpet life by years, improves indoor air quality by removing trapped allergens, and keeps your facility looking professional between replacement cycles.
Carpet holds onto everything. A surface vacuum isn't enough.
Dirt, allergens, bacteria, and odors build up deep in carpet fibers where daily vacuuming can't reach. Over time, this degrades indoor air quality, shortens carpet life, and makes your facility look tired no matter how often it's vacuumed.
Our primary method for commercial low-pile carpet is the Crystal Dry system by Whittaker. It's a very low-moisture process that restores carpet appearance without risking damage to glue-backed installations or leaving behind long dry times. Your space is ready to use almost immediately.
For thicker pile carpets and deep stain removal, we also offer hot water extraction. And for high-end or specialty carpets, including oriental rugs, we use methods appropriate for the material to clean safely without damage.

Which carpet cleaning method is right for your facility?
Not all carpets respond the same way to the same cleaning process. Commercial low-pile broadloom, modular carpet tile, plush executive carpet, and specialty rugs each have different fiber compositions, backing systems, and wear characteristics. Using the wrong method can cause delamination in glue-down installations, over-wet pad layers that grow mold, or leave residues that actually accelerate re-soiling. We assess your carpet type, installation method, and facility usage before recommending a cleaning approach.
Crystal Dry by Whittaker
Our primary method for commercial low-pile carpet. The Crystal Dry system uses counter-rotating brush technology with a very low-moisture compound that lifts soil from fibers without saturating the backing. Because so little water is involved, there is no risk of delaminating glue-backed carpet tile, and dry times are typically under one hour. This makes it ideal for offices, medical waiting rooms, and other spaces that need to return to service quickly.
Hot Water Extraction
Sometimes called steam cleaning, hot water extraction injects heated water and cleaning solution deep into carpet fibers, then extracts the loosened soil with powerful vacuum suction. This is the method of choice for thick pile carpets, heavily soiled areas, and situations where deep stain removal is the priority. Dry times are longer, so we schedule extraction work during off-hours to keep your facility running without interruption.
Encapsulation
Encapsulation uses a crystallizing polymer that surrounds soil particles as it dries, forming brittle crystals that release easily during routine vacuuming. It works well as an interim cleaning between deeper extraction cycles, keeping carpet appearance consistent in moderate-traffic areas. Dry times are short, and the process leaves no sticky residue that attracts new soil.
Spot and Stain Treatment
Coffee spills, ink marks, food stains, and tracked-in mud all require targeted treatment with the right chemistry for the stain type. Our team members carry spotter kits matched to common commercial stains and know when to use oxidizing agents, enzyme-based cleaners, or solvent spotters. Treating stains promptly prevents them from setting permanently into the fiber dye.
Scheduled Maintenance Programs
A single deep cleaning improves appearance, but a structured maintenance program is what actually extends carpet life. We manage recurring schedules that combine routine vacuuming oversight, interim encapsulation, periodic deep cleaning, and targeted spot treatment into one coordinated plan. Frequencies are set based on traffic volume, carpet type, and facility use patterns. Available as a standalone program or integrated into your full managed janitorial agreement.
